How do you figure your offer?

We start with what similar houses nearby have sold for recently once fixed up. Then we subtract a realistic repair estimate, the costs of buying, holding and reselling the house (closing costs, taxes, insurance, utilities and a commission to resell), and a cushion for surprises and profit. A common rule of thumb among investors is about 70% of the fixed-up value, minus repairs. Every house is different, and we show you our actual numbers with every offer.

Do I pay any fees or commissions?

No. We are not agents, so there is no commission, and we do not charge you any fee to make an offer or to buy your house.

Who pays the closing costs?

Your written offer spells out which closing costs you pay and which we pay, before you sign anything. Anything you owe on the house, like a mortgage, back taxes or liens, is paid from the sale at closing by the title company.

How long does it take to sell?

You pick the closing date. Cash sales commonly close in about 2 to 6 weeks, depending mostly on how quickly the title company can clear the title. Probate, liens or missing heirs can take longer. If you need more time to move, we can plan for that too.

Will you buy the house yourselves, or assign the contract?

Sometimes we buy the house ourselves. Other times we assign our purchase contract to another local investor, and that investor closes on the house instead of us. That is called an assignment. If that is the plan, we tell you in writing before you sign, with the other buyer's legal name, and the price and closing date you agreed to stay the same. In an assignment, the closing papers may show what the other investor paid us for the contract.

Do I need to clean out or fix anything?

No. You sell the house as-is. Take what you want to keep and leave the rest.

Can I sell a house with tenants living in it?

Yes. We can buy with tenants in place and take over the lease, so nobody has to be evicted for you to sell. More on selling a rental with tenants.

What if there are liens, back taxes or a mortgage?

That is common. At closing, the title company pays off the mortgage, back taxes and liens from the sale price, and the rest is paid to you. If what you owe is more than a sale to us could cover, we will tell you honestly. More on being behind on property taxes.

Are you real estate agents?

No. We are a real estate investment company, not licensed agents or brokers, and we do not list houses. If listing with an agent would clearly put more money in your pocket, we will tell you, and you are always free to talk to an agent or an attorney before you decide. Is this legit? How can I check you out?

Fair question. We are a new company and we will not pretend otherwise. You can look up Bro Investors LLC on the Indiana Secretary of State's business search (INBiz) to see that we are a registered Indiana company. Indiana law requires buyers like us who are not licensed agents to say so on every solicitation, which is why you see that sentence on this site. We never ask you for money: not for an offer, not to sell. The closing and the money go through a local title company, not through us. Take our written offer to an agent or attorney if you want a second opinion.

Am I committing to anything by asking for an offer?

No. Asking is free, and no is a fine answer. Nothing is final until you sign a written purchase agreement.

What happens after I send the form?

We call you back to learn about the house and what you need. We walk through the house once, at a time that works for you. Then you get a written offer, with the recent sales and repair numbers behind it, and you decide.

Will you share or sell my information?

No. We use it only to talk with you about your house, and we never sell it. See our privacy policy.
